720 Selma Place
The opportunity
Every developer in San Diego knows the math. The ocean sits to the west, military bases to the north, Mexico to the south, and mountains to the east — there is only so much dirt here, and it trades at a premium.
Which is exactly why 720 Selma Place stopped us in our tracks: a canyon-view parcel acquired for roughly $200,000. In a land-constrained market, a basis like that gives a project room to succeed before a single plan is drawn — nearly any well-executed build on this site pencils.
The plan is six new townhomes overlooking the canyon — each a 3-bedroom, 2-bath home of roughly 983 square feet with its own garage. Using California's recent condominium-mapping legislation, each home will be individually mapped and sold as its own condo — a clean, straightforward exit that turns one exceptional land purchase into six attainable for-sale homes.
The project is in pre-development and approaching plan submittal to the City of San Diego.
Latest updates
Updated fire severity zone maps and right-of-way requirements have introduced new considerations for the site. The team is working with the City to determine whether design adjustments are needed, with the strategy to adjust the design and bypass the right-of-way permit issues if necessary. A resolution is expected shortly.
